Help for Mighty Map Comparable Sales

Q.  How do I display comparable sales on the Mighty Map?

A.  Click on the ‘Layers Visibility’ Menu on the map; check ‘Comps’ under Other grouping, and click ‘Apply’ button. $ symbol will be displayed on every parcel where sale was recorded by Department of Finance in the last 3 month.

Q. How do I change time period for comparable sales displayed on the map?

1. Change the ‘From’ and ‘To’ dates in the ‘Comps Dates’ Box in the top right corner above the map to the desirable dates. Click ‘Set Comps Dates’ link to update time period to the selected dates. $ symbol will be displayed on every parcel where sale was recorded by Department of Finance in a set period. In case you do not see $ on the map, make sure that the Comps check mark still in place in the ‘Layers Visibility’ Menu.

Q.  How do I create a report of Comparable sales around selected property with the same land use?

A. 

1. Locate the property of interest.

2. Click on the ‘Quick Comps’ link located to the right of the map under ‘Other’ grouping.

3. A new window will pop up with the report of comparable sales. In case you do not see a new window, make sure your pop-up blocker is disabled. For Internet Explorer you may do so by clicking on ‘Toolsà Pop-up Blockerà Turn Off Pop-up blocker’. Or allow pop-ups for www.mightymap.com.

4.  The comparable sales report contains properties with the similar land use within ½ mile radius and sale date newer than 6 months. Note: At this time criteria for Quick Comps report are static and could not be changed. We will expand this feature in the future. All properties that satisfy these criteria will also be marked on the map with a blue star. You may also jump directly to the map of any property from the report by clicking ‘Map It’ button located to the right of every line on the report.

5.  To print this report click on ‘Print This Page’ link located at the top of the report.
